Leasing a new Werribee estate home for the first time

Why new homes in Harpley or Riverwalk can still fail a rental minimum standard.

Werribee 3030 · 1 October 2026

In short: A house fresh from handover can still be short of what the law requires of a rental.

Items the builder never supplied

Builders often hand over homes without window coverings in bedrooms. The window coverings standard requires them.

Things added later

Blinds fitted after handover need cord anchors under the window covering anchor standard.

Handover items still open

A missing window lock or a door that will not latch fails the windows or locks standard, even on a new house.

Fans and ventilation

Exhaust fans must vent to outside air. We have found them discharging into the roof space at Werribee handovers.
